Student Loans And The Coronavirus Stimulus Package: How You May Be Affected | Forbes

A supplementary stimulus package, nicknamed Phase 3.5, was signed into law on April 24, 2020. It appropriated $484 billion, mostly to replenish the PPP and the EIDL, and contains additional funding for hospitals and COVID-19 testing.

Another supplementary measure, the Paycheck Protection Program Flexibility Act of 2020, which modified the PPP, was signed into law on June 5, 2020. It made the following changes to the program:

  • It allowed businesses 24 weeks to spend the money, up from the initial eight-week period
  • It lowered the requirements for loan forgiveness. Businesses now need to spend only 60% of their PPP funds on payroll, instead of 75% previously
  • The payment deferment period was extended from six months to when the borrower finds out the amount of their loan forgiveness
  • It allowed businesses that received PPP loans to delay paying payroll taxes
  • It allowed businesses loan forgiveness if they dont rehire workers who refused good-faith offers of reemployment or are unable to restore operations to levels before the COVID-19 pandemic
  • It gave businesses until the end of 2020 to restore their payrolls to pre-crisis levels
  • It increased the loan maturity of PPP loans taken out after June 5, 2020, to five years
  • It extended the time borrowers have to pay back unforgiven parts of the loan

Fact Sheet: Biden Administration Announces Additional Actions To Prevent Foreclosures

These options augment additional COVID protections HUD published last month. These included the foreclosure moratorium extension, forbearance enrollment extension, and the COVID-19 Advance Loan Modification: a product that is directly mailed to eligible borrowers who can achieve a 25% reduction to the P& I of their monthly mortgage payment through a 30-year loan modification. HUD believes that the additional payment reduction will help more borrowers retain their homes, prevent future re-defaults, help more low-income and underserved borrowers build wealth through homeownership, and assist in the broader COVID-19 recovery.

Additional AssistanceIn addition to these new opportunities for borrowers, agencies across the federal government are also taking other steps to support borrowers as our economic and public health recovery continues.

Giving Borrowers the Information They Need to Understand their OptionsThese new loan modification and payment reduction options will only give borrowers the relief they need if borrowers have the information to understand their options.

Borrowers should contact their servicer or housing counselor as soon as possible to learn more about the options available.

For borrowers not currently in forbearance, there is still an opportunity to access relief.

How To Request Emergency Rental Assistance

Because the Treasury disburses ERA funds to states and other entities, you must apply for ERA assistance through the appropriate state or entity. Use it to direct yourself to the appropriate state or other authority to determine how to apply to receive assistance or to help your tenants do so.

How To Get An Fha Cash

Do your research before you begin to consider an FHA cash-out refinance to make sure that you qualify and have everything required to apply.

Applying for an FHA cash-out refinance is similar to buying a home. There are similar considerations when it comes to credit, debt, and income, as well as an importance in budgeting and saving for the appraisal and closing costs in advance. This should be your first step in considering how much time you will need to prepare for an FHA cash-out refinance.

Take the time to bring up your credit score and save money for closing costs, if necessary. If you have a missed or late mortgage payment in the previous 12 months, you must wait until you have made 12 consecutive months of on-time payments to apply. Although FHA cash-out refinance loans are ideal for those with low credit, it is still a good idea to have a credit score of at least 600 before applying. Request copies of your credit reports if you suspect that your credit is not high enough.

Once youve decided that you would qualify for an FHA cash-out refinance, contact an expert before approaching your lender. Be sure to have your paperwork ready, including your current mortgage, documents outlining your other loans, as well as your income statements. Check with your lender to determine if you would require any additional documentation.

Veteran Mortgage Relief Options

What Small Businesses Need To Know About the Federal ...

One benefit of a VA loan is that the Department of Veterans Affairs can help you out if youre having trouble making mortgage payments.

Veteran mortgage assistance comes in two forms:

  • You could use a Streamline Refinance loan to lower your rate and payment
  • You could get help from a VA loan professional to figure out your repayment plan

If youre underwater on a VA loan and need to refinance, you may be able to use the VA Streamline Refinance to do so.

Like other Streamline programs, the IRRRL requires no income or employment check, and skips the home appraisal so your LTV wont matter.

If youre not sure whether a refinance is right for you, you might take advantage of the other VA relief program.

For VA loan holders as well as veterans with non-VA mortgages, the VA offers access to professional counselors who can help you if youre having trouble making your payment.

These people help veterans figure out whether they should refinance, try to restructure their loan, or take another measure to prevent foreclosure.

Even better, the VAs loan technicians work with your lender on your behalf so you dont have to figure out all the logistics of a mortgage relief program yourself.

If you don’t have your mortgage through one of these agencies, you don’t qualify for federal stimulus for homeowners’ assistance, but check your states website. Lenders may also choose to hang onto a mortgage for other reasons.

Portfolio loans aren’t covered by any of the mortgage relief programs listed above. However, your lender may have its own assistance programs. Follow the steps in the next section to contact your lender.
