How Much Equity Do You Need To Refinance
Loan-to-value is the amount you owe on your home loan compared to the homes current value.
For example, if your home is worth $100,000 and you owe $97,000 on your mortgage, you have a 97 percent loan-to-value ratio.
Incidentally, 97 percent is typically the maximum LTV to qualify for a conventional refinance.
When a homes value drops faster than the owner is paying off their mortgage, their LTV can suddenly spike above that 97 percent benchmark. This makes them ineligible for a refinance under normal rules.
Using the example above, say home values start dropping, and that $100,000 home is suddenly worth $90,000.
The homeowner still owes $97,000 on their mortgage. So their new loan-to-value ratio is 108 percent . They are no longer allowed to refinance, and might be stuck with a mortgage payment they cant afford.
Fha Va And Usda Loans: Take Advantage Of Low Interest Rates For Govvernment
If you have a government-backed loan an FHA, VA or USDA loan you wont be able to take advantage of the HIRO or FMERR programs.
Still, theres another great refinance option available, to enable homeowners to reduce their mortgage interest rate even if their homes market value is low compared to their mortgage balance.
If your mortgage is backed by the Federal Housing Administration, the Department of Veterans Affairs or the United States Department of Agriculture, you have refinancing options, even if your mortgage is underwater.
FHA, VA and USDA loan programs all offer Streamline Refinance options, which are quick and affordable refinance loans with reduced eligibility requirements. These Streamline Refinance programs require little paperwork and take less time and money than a conventional refinance.

Covid Stimulus Programs Overview

- Homeowners with conventional loans can forbear their mortgages for up to one year. Homeowners who were in a CARES Act forbearance plan as of February 28, 2021, may ask for an additional 3 months of forbearance, for 15 months total
- Homeowners with FHA, VA, and USDA loans can forbear their mortgages for up to 18 months . Homeowners must request initial forbearance before June 30, 2021
Even for the loan types listed above, specific mortgage relief programs and requirements can vary by loan servicer.

Per the terms of the American Rescue Plan, homeowners are eligible for the federal funds if they can prove they were financially harmed as a result of the pandemic.
So far, three stimulus checks have been sent out. The most recent of these, passed in March 2021, includes a payment of $1,400 to every American adult making less than $75,000 per year.
The economic impact of this payment has been large on the governments end. So far, it is estimated to have cost the government roughly $400 billion, out of a total of $450 billion allocated to that purpose. However, there is a perception that it has made a real difference to the economy in a survey, roughly 90 percent believed that it had helped, rather than hurt, most Americans.
Unfortunately, as of June 11, it has been three months since the March stimulus measure was sent out, and many families have already spent theirs. Because of this, and the perception of a slow economic recovery, some have called for further payments. A Change.org petition, originally launched last March, calling for monthly $2,000 stimulus payments has reached 2.3 million signatures. And more than eighty Democratic Representatives and Senators on Capitol Hill have called for similar measures.
If all these qualifications are met, then homeowners can request the funds through their state. The payment will come in the form of a check, which effectively another stimulus check, but only for homeowners in crisis.
